About BidLoom

BidLoom is bid and proposal software for commercial cleaning companies in the United States: the owners, estimators and sales reps who price office, medical, retail and other janitorial contracts. You describe the building, its areas and the cleaning tasks, and BidLoom works out the hours, the cost and the price, then turns the bid into a branded PDF proposal.

How BidLoom calculates a price

  • Hours from ISSA 612 production rates. Each task starts from the industry-standard ISSA 612 rate for that kind of work. You can change any rate on any task to match how your crew actually works.
  • The full cost of an hour of labor. The hourly wage plus employer FICA, FUTA, state unemployment tax (SUTA) and workers' comp adjusted by your experience modification rate, with benefits and paid time off when you offer them. SUTA and workers' comp start from your state's rates, and you can enter your own.
  • Margin, not markup. You set the profit margin you want as a share of the price, and BidLoom shows the matching markup beside it. A 25% margin on $3,000 of monthly cost is a $4,000 price, a 33% markup.
  • Nothing hidden from you. Every bid has a line-by-line breakdown, from the base wage to the final price.

The method is explained step by step in How to calculate labor costs for cleaning bids.

What your client sees

The proposal your client receives shows your company, the scope of work and the price. It never shows your internal numbers: no labor cost, wages, burden rate, hours or margin.
